Foreign National Loan

A Foreign National loan is a mortgage program designed for borrowers who live and work outside of the United States and are purchasing or refinancing investment property in the U.S.

These loan programs are commonly used by international buyers, foreign investors, and non-U.S. residents who may not have traditional U.S. income documentation, U.S. credit history, or permanent residency status.

Foreign National Loan Eligibility

Foreign National loan programs may be available to borrowers holding certain visa types or residing in eligible visa waiver countries.

B-1 / B-2 / H-2 / H-3 / I / J-1 / J-2 / O-2 / P-1 / P-2 /

Program eligibility and acceptable visa classifications may vary by lender.

In most Foreign National loan programs:

The borrower must primarily live and work outside the United States
The borrower generally cannot use U.S.-based employment income for qualification
The property is typically limited to non-owner-occupied investment properties

Foreign National Loan Requirements:

  • A foreign national must live and work outside the U.S. and cannot reside in the U.S.
  • The maximum LTV IS 70-75%
  • 12 months reserves may be required
